At last, Government gives infra status to affordable housing, which was a long pending demand from last few years. This move will help in cheap and long term funding to accomplish the dream of housing for all. This would mean easier access to funds, quicker loan approvals, any project delays will involve softer approach by banks, interest rate benefits, and more relaxed financing norms in term of debt: equity ratio and moratorium period will be given for loan repayment.
Special emphasis on affordable housing: Instead of Built up area of 30 and 60 sq meters, the carpet area of 30 and 60 sq meters will be applicable. This would make low cost housing more lucrative for builders and buyers both, as the consumer will get the spacious house. Changes in project completion timelines from 3 to 5 yrs now looks quite realistic and is great step.
Tax exemption of 1 year from notional rental income from unsold inventory and reduction of long term capital gains tax from 3 to 2 years will provide tax relief and a slight breather to the builders.
