Read Now: A Six-Year high in January-June 2018 for India Office Realty Market

Indian office property market clocked the highest half-yearly leasing transaction volume in 6 years with 21 million sq ft of space leased across seven major cities in the country in the first half of 2018. The segment showed a robust growth at 13% on-year, said a recent report by Knight Frank India.

This was mainly led by increasing leasing by other services sector including consulting firms. Co-working service providers account for 13% of total transacted space, an emerging trend, while the share of Information Technology/IT-enabled services declined on overall leasing.

“The office sector has been doing very well with the vacancy levels at near zero level in many cases and the rentals steadily moving upwards. This includes the most sought-after locations in Mumbai though at 21% the overall vacancy rate may sound high,” said Shishir Baijal, Chairman & Managing Director, Knight Frank India.

Bengaluru continued to lead leasing activity across India in the first half of the year 2018, with Pune experiencing maximum growth in transactions at 118% during the same period.
The report also mentioned that most Indian cities experience strong positive rental growth. Bengaluru witnessed growth at 17% year-on-year, while the greater share of relatively lower-priced business districts leads to reduced rentals for Mumbai.

New completions of office space remain subdued, down 10% on-year during January to June quarter of 2018. “New completions continue to be inadequate in the face of robust transactions, keeping vacancy levels low; Bengaluru leads the southern region with the lowest vacancy,” added the report.

However, the residential market remained subdued across the country with stagnating sales despite increased launches, reduced prices, government reforms and incentives. New launches saw a significant jump by 46% on-year during the first half of 2018.

“The turbulent times that we have experienced starting from November 8, 2016, to the changes that have happened in 2017 have really shaped the way the residential market is moving ahead. This coupled with cities like Mumbai, where the ban on construction took place and Delhi, where the NGT (National Green Tribunal) ruling happened, has really stalled the entire industry,” said Baijal.

Mumbai and Bengaluru, the largest markets, accounted for 56% of total supply during the first half of 2018. These markets experienced a significant rise in the share of units launched in under Rs 1 crore and Rs 50 lakh, respectively over the first half of 2016.

However, with the forthcoming general elections, high inflation, and interest rates slowly inching up, a lot of uncertainty still exists in the market. It could perhaps still be a rocky way ahead for the real estate industry.

3 lakh newly affordable projects await Nod: Government working hard to fulfill the increasing demand: Key Points shared by Mr. Navin Raheja

GURUGRAM: The affordable housing sector in Gurugram, one of India’s largest real estate markets, is expected to see a significant boost as 74 new license approvals are pending with the department of town and country planning (DTCP). This is apart from the 55 affordable housing projects that are coming up on around 310 acres in Gurugram and Sohna.




The developers, seeking a license for the new affordable housing projects, intend to construct around three lakh units on 380 acres of land in Gurugram. In Sohna, six new licenses are likely to be granted for the construction of affordable housing projects on around 30 acres of land, officials said.



In February, DTCP invited fresh applications for licenses to build over 3 lakh affordable housing units.



Haryana amended its Affordable Housing Policy 2013 in October 2017, to extend an existing cap of 300 acres in Gurugram district to 1,935 acres. Based on the earlier cap, DTCP had issued affordable housing licenses over 300 acres, on which around 46,000 units are at different stages of completion, in sectors along Northern Peripheral Road (NPR), also known as Dwarka Expressway, and Southern Peripheral Road (SPR).

Developers believe there is a demand for affordable housing and an increase in supply will attract buyers, reviving the real estate sector.



Pradeep Agarwal, chairman of Signature Global, which has seven affordable housing projects in Gurugram, said: “the government is working on a multi-pronged strategy to help boost affordable housing”. “As part of this strategy, the government is working to help developers contain the cost of affordable homes by reducing the approval time for projects,” he added.



Surender Singh, director of GLS group which intends to offer possession to 2,000 flat owners in the next two years, said that quick license approvals would increase the supply of affordable housing and competition among developers. “It will benefit buyers and offer more choice to them,” he added.



Singh said due to the high cost of residential units in Gurugram, a large section of salaried middle-class is unable to own a house.

“Affordable housing gives an option to them,” he said, adding that the state government should speed up infrastructure development in new sectors.



Navin Raheja of Raheja developers also said that there is an increased demand for affordable houses, which is in a way reviving the real estate market. Considering the maximum shortage of urban housing is in the low-cost segment, the government has rightly put the focus on affordable housing.

Earlier in Gurugram, there was a cap of 10 acres in a sector and a total of 300 acres. With the new amendment, the department of town and country planning (DTCP) has removed the 300-acre cap.



The department has increased the limit of affordable housing in a sector to 15 acres from 10 acres and raised the total area under affordable housing in Gurugram by around 500 acres.

Sales up for housing by 25% during April in top 7 cities: ANAROCK

NEW DELHI: Housing sales increased by 25 percent in the country’s seven major cities in April to 1,726 units over the previous month, driven by the Delhi-NCR market which saw a sharp rise in demand, according to property consultant ANAROCK.
Total housing sales stood at 1,382 units in March at seven major cities — the National Capital Region (NCR), Mumbai Metropolitan Region (MMR), Kolkata, Chennai, Bengaluru, Hyderabad, and Pune, it said.
Barring Pune and Kolkata, the housing sales increased in all the cities last month.
“Buoyed by positive consumer sentiments and favorable policies, the Indian real estate sector is coming back on track. 2018 started on a positive note with the first quarter recording a q-o-q (quarter-on-quarter) increase in housing sales, and the momentum seems to be increasing,” ANAROCK Chairman Anuj Puri said.
April alone saw 25 percent increase in sales across the cities, he added.
ANAROCK said that the NCR market stole the show even on the sales front with a whopping 153 percent increase in April as against the preceding month. Bengaluru saw a 41 percent rise in housing sales, while MMR witnessed a 29 percent increase.
According to the data, housing sales in Bengaluru increased to 278 units in April from 196 units in the previous month. MMR saw sales of 516 units as against 399 units during the period under review.
In NCR, housing sales jumped over two-fold to 243 units from 96 units. Sales in Chennai increased to 219 units from 113 units, while demand in Hyderabad rose to 234 units from 141 units.
However, sales dropped in Pune to 155 units from 182 units and also in Kolkata to 83 units from 255 units.
On new supply, ANAROCK said that it increased by 6 percent during April at 15,155 units from 14,278 units in March.
The new housing supply infusion was highest in NCR, followed closely by Hyderabad, Bengaluru and the MMR. NCR saw a whopping 59 percent increase in its new housing stock in April as against the previous month.
Of the total new supply in April, nearly 43 per cent was in the affordable housing category (less than Rs 40 lakh), followed by 33 per cent in the mid segment (Rs 40-80 lakh), 11 per cent priced in the range of Rs 80 lakh-Rs 1.5 crores and the remaining 13 per cent in the segment priced above Rs 1.5 crore.

Everything You Need to Know about Kherki Daula toll bypass road to be ready in a month

Huda is building a four-lane road (5 km) on the eastern side of the Delhi-Gurugram expressway to connect the Southern Peripheral Road (SPR) with NH8, bypassing the Kherki Daula toll plaza. The road will be operational within the next one month. A 400-meter stretch of the road between Sector 76 to Sector 77 is yet to be constructed.

Millennium City Expressway Private Limite (MCEPL), the company managing the Kherki-Daula toll plaza, has raised objections over the road with NHAI, claiming it would be losing Rs 17 lakh daily after its opening. The company wrote a letter to NHAI on May 24, saying “if Huda’s four-lane road is connected with NH8, bypassing the Kherki Daula toll plaza, minimum revenue and maximum traffic would be diverted through the four lanes.” The road will merge with NH8 a mere 300 meters away from the toll plaza.

MCEPL CEO S Raghuraman said, “We are expecting nearly 35% loss to us as commuters won’t cross the toll plaza. The revenue loss would come to nearly 17 lakh every single day. However, we can’t stop the construction of this road as it’s in some other area and some other agency has made it. We have given a letter to NHAI and are waiting for its reply.”

The work on the 5-km road, including 2.8 km from SPR to Shikohpur Nagar and 2.2 km from Shikohpur to NH8, started in January this year.

Shweta Sharma, executive engineer, Huda, said, “Apart for the 400-meter stretch between Sector 76 to 77, the road is complete. The only reason why work on the 400 meters is yet to be done is because sewage work was going on in the area. In the next one month, the road will be fully operational.” The project’s cost to Huda has been Rs 33.69 crore. The deadline for the project was July.

The new road will connect with SPR via the road dividing sectors 75 and 75A, meet NH8 near Sector 83 via the road dividing sectors 77 and 78, and pass through sectors 76 and 77. Once these new sector roads are operational, commuters from Golf Course Road and Faridabad can directly reach Manesar through SPR, without needing to cross the busy Kherki-Daula toll plaza.
The road is also expected to benefit residents of new sectors 80-90 as they will be able to reach Golf Course Road, Sohna Road, Faridabad Road and other parts of Gurugram without having to cross the toll plaza.
